Pedigreed Elegance in Hyannis Port

This most American of beach houses is set in the storied location of Hyannis Port and available for the first time in a quarter of a century.

To a certain set, Cape Cod is synonymous with Hyannis Port, and that’s because Hyannis Port is synonymous with the Kennedy clan. Home to the illustrious political family’s “compound” and the gathering spot for generations of Kennedys, the rarefied village, which is set within the town of Barnstable, was added to the National Register of Historic Places in 1987.

It’s a wonder that it took so long for the iconic, century-old retreat to make the list. With only about 200 homes within its boundaries, Hyannis Port is an enclave where properties rarely come to market. Therefore, attention must be paid now that the oceanfront Port View estate, adjacent to the Kennedy Compound, is listed for sale by Corcoran Property Advisors.

Port View’s pedigree is matched by its opulence and coastal livability. The white clapboard home at 155 Irving Avenue, which sprawls over more than 9,000 square feet, has not been on the market for 25 years. It features an enveloping, commanding L-shaped footprint; in the back, the estate’s colonnaded corner points directly toward Nantucket Sound and beckons to nearly 500 feet of prime Cape Cod beachfront, as well as a picturesque pier. The home’s rear corner mimics the larger natural environment — this enviable spot on the New England coast — with a pair of sandy beaches meeting at a sharp point.

In true Cape Cod style, rows of dormer windows peek out from the top floor, facing the sea. The house’s 26 rooms include eight bedrooms, some with a view of the waterfront swimming pool that flanks the mansion’s west wing. Other outdoor amenities include a hot tub, fire pit, and the charmingly named “wedding lawn” — the site of many a coveted event — that overlooks the dunes for which Cape Cod is known.

The gracefully gabled front portico is accessible via a semicircular drive and landscaping devised by the Olmsted Brothers architectural firm. (The two brothers were sons of the legendary Frederick Law Olmsted, of Central Park fame.) Beyond the front door, stately great rooms lead to handsome dining rooms, game rooms, a wood-paneled library, sun porches, a tavern, and a whitewashed roof deck constructed as a timeless widow’s walk. Numerous fireplaces grace the property. Nearly all the rooms feature ocean views, as does a dramatic double staircase that descends to a breezy, sun-kissed deck.

Port View is just a nine-minute drive from Cape Cod Gateway Airport. Just head toward the coast — and the American flags that mark this indelible slice of history.
