November 2022

by INHABIT EDITORS

A showcase of new construction real estate
listings across the Corcoran network.

From towering new developments to single-family residences, these remarkable properties await their first buyers to call them home. Taking center stage this month: a Sag Harbor house hitting all the right notes, a Brooklyn penthouse in a brownstone world, a Bunny Williams-decorated cottage in the Bahamas, modern farmhouses in Nashville and the Hudson Valley, and a Noe Valley triplex.

New York City

What’s Here: The last available penthouse at One Clinton, the MARVEL-designed tower that soars over Cadman Plaza where the predominantly-prewar landscape of Brooklyn Heights meets the bustle of Downtown BrooklynWindows populate its walls like paintings in a gallery, filling the residence with natural light everywhere from the 20-foot-high great room to the marble-clad primary bath to the spacious wine fridge-outfitted pantry. With those generous exposures comes unbeatable panoramas from the Financial District toward Midtown East, which you’ll be able to enjoy even from bed.

What We Love: Beyond all those draws in the home, residents can enjoy a communal sky lounge and terrace, a fitness center with a hot tub and yoga room, and the new Brooklyn Heights branch of the Brooklyn Public Library, located at the base of the building.

Represented By: James Cornell, Leslie Marshall, and Ashley V. Banker of Corcoran’s Brooklyn Heights Office.

What’s Here: A two-bedroom Upper East Side condominium where attention to detail reigns. Broad casement-style windows finished with white bronze frame a 29-foot-wide living and dining room, welcoming views of the area’s celebrated, landmarked architecture. Custom plaster cornices adorn various rooms, hallways, and vestibules, with Herringbone white oak floors running throughout the home. The primary bedroom occupies a separate wing with a walk-in closet and an ensuite bath decked in marble. Within the building, there’s a squash/basketball court, a movement studio, a spa with a sauna and hair salon, and a screening room.

What We Love: The second bedroom has the flexibility, depending on the person, to transform into a library or home office connected to the vast living and dining room via a pocket door.

East End

What’s Here: An open floor plan effortlessly transports you across this Sag Harbor home, starting beside a glass staircase in a double-height foyer. It’s a logical step — down a small set of stairs — into a bright living room where you can enjoy a homemade drink from the wet bar, relax next to the custom fireplace or both. The dining room and kitchen integrate right into the space, which also enjoys a seamless indoor-outdoor link with the stone back patio. Head down a level to the finished basement with a sauna and area for a gym and game room. Three of five bedrooms occupy the top floor, along with a primary suite that claims a private terrace.

What We Love: A verdant backyard that hits all the high notes of Hamptons living, whether swimming under the pool’s mini waterfall or staying warm by the covered fireplace lounge.

South Florida

What’s Here: 12,000 square feet and eight bedrooms of mansion-like modernity. Floor-to-ceiling glass livens up a grand, open interior with natural light from sunrise to sunset. Home restauranteurs will salivate over the impressive kitchen that’s well-stocked with prep and storage space, plus area to move about without bumping into the sous-chef. There are multiple dining rooms, living rooms, and places to entertain. Plus, each level of the home has a primary suite. Outside, you can luxuriate in unending warmth from a poolside sun deck, sip drinks under a covered veranda, or generally have it made in the shade from surrounding palms and oaks.

What We Love: The location in the Snapper Creek Lakes neighborhood of Coral Gables includes access to a private marina and puts the home a dolphin’s ride away from the unrivaled Fairchild Tropical Botanic Garden.

Bahamas

What’s Here: There are just eight Coral Cottages at the exclusive Briland Club on Harbour Island, each furnished by legendary interior designer Bunny Williams. Williams creates an old-world Bahamian chic with a mixture of textures and patterns that is utterly stylish and relaxed. The cottage is divided into two condominiums — an upper unit and a ground floor unit — and they are available separately or together. Each floor has two bedrooms and two-and-a-half bathrooms, beamed ceilings, and retractable doors that open either to a private veranda (unit one) or directly to the outdoors (unit two). Each bedroom has a luxurious en suite bathroom.

What We Love: Owners can apply for membership to the Briland Club, which includes priority dockage at its marina, dining at its restaurants, sports courts, and access to Pink Sand Beach and the sparkling waters surrounding the club for swimming or snorkeling.

hawaii

What’s Here: Just one lot away from Kailua Beach, this gorgeous four-bedroom house shares a beachside lane with private deeded beach access with its neighbors on Mahiloa Place. The vaulted wood plank ceilings throughout create an airy, beach vibe and built-in shelves and cabinets made from white oak and alder offer plenty of storage space. Each of the bedrooms has an en suite bathroom, with two suites on the ground floor (both with walk-in closets) and an additional two suites upstairs. Details like a soaking tub, dual shower heads, and dual vanities create a relaxing spa experience in each bathroom — perfect after a day hitting the waves.

What We Love: Every day is a beach day here, but if you ever want to swim some laps at home, there’s a spacious pool surrounded by lush tropical landscaping in the backyard, as well as a covered porch with space for seating to relax with a drink and snacks.

Hudson Valley

What’s Here: Eight spectacular three-bedroom houses were designed by NevelHaus in collaboration with INC Architecture & Design and built in a secluded forest parcel in Stone Ridge. Each house is centered on a wooded lot ranging from 2.58 to 9.53 acres, sited on gentle slopes and replete with mountain views. The steep pitch of the house’s roof nods to the Hudson Valley’s iconic barns, while the rest of the interior is a completely modern take on the country house, with 30-foot vaulted ceilings in the living room, 9″-wide-plank European white oak floors, bathrooms with radiant heating, a wood-burning stove, and even an outdoor shower.

What We Love: Though set in a secluded, sylvan glade, the houses are just a few minutes from the restaurants and shopping in Rosendale, 15 minutes to Kingston, 30 minutes to the Amtrak station in Rhinecliff, or 90 minutes from New York City.

Northern California

What’s Here: This striking corner house sits at the gateway between Noe Valley and Dolores Heights. Designed by Winder Gibson architects, it was featured on the 2022 AIA Architecture and the City Tour. There are three condominium units in the structure and the condos are available as both separate units and as one multifamily building. The top floor is a two-level, four-bedroom penthouse unit; the middle floor is a two-bedroom, two-bathroom apartment; and the garden floor apartment has three bedrooms, two bathrooms, and entry into the private backyard. Each unit has stunning views of San Francisco and high-end details throughout.

What We Love: The house’s architecture was designed to make the most of its prime corner location, with floor-to-ceiling windows on every floor, as well as sliding glass doors that open onto the terraces and the garden, letting in light and showcasing the cityscape.

Jersey City

What’s Here: Sunlight streams through the oversized windows into this three-bedroom, two-bathroom condominium in Jersey City’s The Heights neighborhood. This apartment offers the best in urban living, as it is located just a block away from Leonard Gordon Park, a Citi Bike station, and Summit Ave, but also has great suburban-style amenities including an in-unit washer and dryer, smart home tech, and a wine fridge. The primary bedroom suite has a walk-in closet and glass doors that open to a private balcony.

What We Love: The upper set of stairs leads to a surprise: a private rooftop that spans the entire building, featuring 360-degree views of The Heights. Finished with wooden floors and a parapet, the rooftop almost doubles the unit’s living space in nice weather.
