Corcoran’s Fresh Builds
March 2023

by INHABIT EDITORS

A showcase of new construction real estate
listings across the Corcoran network.

From towering new developments to single-family residences, these remarkable properties await their first buyers to call them home. Taking center stage this month: A Jersey City condo with its own backyard and roof deck, a barn-inspired retreat in the Hamptons, a welcoming ski chalet in the Catskills, amenity-laden resort living in the Bahamas, and more.

New York City

What’s Here: Vistas for gaze, up Broadway towards Central Park, from a chic Upper West Side condo. With walls of windows that lean into the building’s curved design, one can’t help but sit and look for awhile — an equally-enticing proposition for relaxation and entertainment. Find storage high and low in the sleek open kitchen, clad in quartzite with an island offering bar seating for three. All four bedrooms lie off a dedicated wing, the primary suite at the far end. In the latter, there’s a sizable walk-in closet to plan out the look of the day, along with a luxe bath done up in marble.

What’s We Love: The communal roof terrace, boasting an outdoor kitchen with a grill and pizza oven — not to mention commanding views of close to everything everywhere, all at once, in the neighborhood.

Jersey City

What’s Here: This is the larger of two new-construction units available from M2M Development, right at the edge of Downtown Jersey City . This condo covers three stories, with four bedrooms, three bathrooms, a private backyard, and a roof deck. The primary suite spans the entire third floor, while the second floor has two more bedrooms with a shared bathroom. The fourth bedroom — it could easily become a home office or playroom, separating private space from communal areas — is on the first floor, along with the open-plan dining and living room.

What We Love: It’s a quick jaunt to local favorites like The Cottage, with its delicious build-you-own Benedict brunches, and Bleu Coffee, blending the best of urban convenience with private outdoor space.

East End

What’s Here: A custom barn-inspired design drawing on East Hampton’s 17th-century farming community roots. All around, however, this seven-bedroom residence is anything but agrarian. Double-height, beamed ceilings sky over a first level thoroughly awash in natural light through expansively enormous floor-to-ceiling windows. From beside a living room gas fireplace, gaze across a marvelous backyard boasting a summer kitchen, a gunite pool, and an all-weather tennis court. An open plan configuration blends right into the dining room, flanked on either side by sliding glass access to a covered terrace.

What We Love: Upstairs, the primary suite flaunts dual dressing rooms and a sitting area (with a second gas fireplace). Downstairs, discover a rec room, wet bar, home theater, wine room, gym, and wellness center completed by a sauna and steam shower.

Catskills

What’s Here: This 4,500 square-feet chalet in Windham is just minutes from the slopes and a quarter-mile into the heart of town. Inside, there’s five bedrooms that can be configured as you wish — perhaps four bedrooms and a home office — along with three bathrooms and a ground-floor living room. On the second floor, there’s a stunning great room with 12-foot ceilings and a dramatic south-facing wall of windows, along with a wet bar, double-sided fireplace, and an upstairs mezzanine overlooking the seating area. The primary suite has vaulted ceilings, a balcony, and a fireplace.

What We Love: The house is a snow lover’s delight, with an oversized ski room with more than enough storage for coats, ski boots, skis, snowboards, and other gear   no more worries about precariously balancing skis in a tiny closet. There’s also a wine cellar with space for more than 150 bottles, for those who prefer their fun indoors.

Florida

What’s Here: Tranquility in a tropically lush setting. This three-bedroom townhome was designed with an exacting touch, dressed in invitingly pleasant tones across its over 3,200 square feet. Glass walls on the ground floor allow sunshine to spread across, enveloping the living room, dining area, and kitchen. Each of the three bedrooms is a suite, and the full baths are adorned in marble. The primary’s freestanding tub sits beside an oversized window, allowing you to soak in the sun and the water simultaneously. Step outside into a private yard featuring a swimming pool, a covered porch, and a barbecue grill, all surrounded by verdant vegetation.

What We Love: Though a serene enclave, the home is mere minutes from Atlantic Ocean beaches and the Delray Beach downtown bustle surrounding Atlantic Avenue.

What’s Here: An inviting, bright five-bedroom house in Inlet Beach, in the Kaiya Beach Resort community, is a special collaboration between Khoury & Vogt Architects and the build team at Romair Construction. Step inside the entryway and feel your shoulders drop and the stress melt away — two hanging day beds invite you to start lounging right away or head inside to the open-plan living and dining area that includes a chef’s kitchen with a built-in espresso machine. There’s a bunk bed built into a recessed nook in one bedroom that’s so cozy and cute, while the primary bedroom suite includes a soaking tub and a spacious shower.

What We Love: The property’s courtyard is a relaxing oasis, with a pool, a spa, several seating areas, and a fire pit. There’s also a large members-only pool at the Kaiya Beach Resort’s club, for a more social swimming experience.

Northern California

What’s Here: This eight-unit apartment building in Hayes Valley was built as a collaboration between Edmonds + Lee Architects and DM Development. The building has an interior courtyard and a residents-only roof terrace with panoramic views of the city. Unit 4 is a two-bedroom, two-bathroom condo, with sleek, modern lines, and beautiful views.

What We Love: Situated just blocks away from the Asian Art Museum, Davies Symphony Hall, and War Memorial Opera House, the residence is also a quick walk to San Francisco’s legendary Zuni Cafe and all the other fabulous restaurants nearby.

Represented By: Kira Mead and Danny Fernandez of Corcoran Icon Properties.

Bahamas

What’s Here: The Aqualina, a new eleven-story development set on a private beach that’s next to the Baha Mar Resort in Nassau, is set to be completed in the summer of 2023. There will only be 27 residences of either three or four bedrooms, each with floor-to-ceiling windows with ocean views, and private elevator access. The privacy, security, and lifestyle here is unlike anything else.

What We Love: Relax with the best the Bahamas has to offer: The finished development will boast a private beach with paddle boards and kayaks, an infinity pool with cabanas and a bar, tennis court, and a fitness center with a yoga studio.
