Highlights in this edition: Colorado modernism at its finest, an as-seen-on-HGTV contemporary in Florida, a Brooklyn townhouse that breaks the mold, and a secret garden retreat in the former Boston headquarters of the Appalachian Mountain Club.
Colorado
What’s Here: A light-filled house with open spaces, soaring ceilings, and sweeping views of the Front Range is a true mountain retreat in Greenwood Village. This tri-level five-bedroom, four-bathroom house is a quick drive to Downtown Denver and a part of the Cherry Creek School District, but feels far removed from the bustle of urban life. At the center of this residence are the multiple living spaces with vaulted ceilings, skylights, fireplace, and floor-to-ceiling windows. The living room connects directly to the kitchen, pantry, dining room, and breakfast nook, while the second living space (a den or family room?) boasts its own wet bar in a nook.
What We Love: The property has direct access to the 71-mile High Line Canal Trail, an amazing walking (for humans and canines), cycling, and equestrian trail that travels from Waterton Canyon in Douglas County to far northeast Aurora. Originally built to deliver water from the Rocky Mountain foothills to the plains, the Canal has been reimagined into one of Greater Denver’s greatest recreational greenspaces.

Boston
What’s Here: A secret garden is just the start of the magic in this amazing three-bedroom, three-and-a-half bathroom duplex in Beacon Hill. Originally the headquarters of the Appalachian Mountain Club, this 1900 building was gut renovated in 2019 to create a modern condo that is the ultimate city hideaway. The second floor hosts the family room with its floor-to-ceiling French doors that open to the yard, a beautifully landscaped oasis boasting bluestone-and-brick patios; a formal living room with a curved wall of windows overlooking the street and a fireplace; as well as a well-proportioned kitchen, dining area, and a separate home office.
What We Love: The lower floor is home to the three bedroom suites, and the primary bedroom and a second bedroom also have French doors that open directly into the lower level of the garden, filling these sunken spaces with tons of natural light. The primary suite includes a large walk-in closet and a bathroom with a soaking tub. The unit can be delivered furnished, if desired.

New York City
What’s Here: A fresh page on which to author this historic home’s next chapter. Transformed into a single residence in 1924 by the esteemed architect William Lawrence Bottomley, this merged neo-Medieval mansion retains iconic hallmarks over a century later. Its Spanish sandstone facade stands out from the neighbors, as does its top-floor Florentine arch arcade. The interior spans nearly 12,500 square feet across five stories with towering 15-foot-high ceilings throughout, underscoring an intrinsic grandeur. A 30-foot rear garden can be your sanctuary from the city that’s also ideal for entertaining and dining al fresco. With landmark and construction approvals, plus building and floor area permits, imagination is the only limit here.
What We Love: Nestled between Madison and Park avenues in Lenox Hill, this home is one block away from the renovated and reopened Frick Collection (renowned for its architecture and the works within) and only a minute or so further to the majesty of Central Park.

What’s Here: A singular interpretation of the Brooklyn townhouse vernacular. This four-story Fort Greene home is striking from every angle. Black polypropylene panels adorn the front and sides with a sense of mystery that evolves into wonder upon entering. A staggering 17-foot great room will immediately catch your eye with a floor-to-ceiling wall of closets and storage (including a ladder for those hard-to-reach shelves), as well as a full-height glass wall overlooking a minimalist concrete terrace. Pop outside to said terrace and you’ll notice the building’s entire rear is flush with glass, serving the dual purpose of being aesthetically attractive and fostering natural light flow across all levels of the home.
What We Love: This home has an inherently versatile layout. Each of the three floors above the main level features space that could serve as bedrooms, offices, or studios. The second floor boasts a wall lined with bookshelves and an elevated, windowside reading nook. Meanwhile, the skylit third floor soars to an immense 23 feet and features further built-ins plus a tranquil mezzanine area. On top, the fourth floor sports a built-in desk and even more skylights.

East End
What’s Here: This Dutch Colonial-style home rises above the metaphorical noise and the literal Sound from a lofty perch in Orient. Naturally, that elevation out on the final frontier of the North Fork gifts the residence with sweeping waterside vistas, particularly from a rear balcony off the open-plan second floor. Wood finishes throughout lend a sense of timeless warmth to the three-bedroom interior, which also includes multiple fireplaces, a stately home office, a finished lower level (with a gym), and a skylit natatorium featuring an indoor pool. Doors from the dining room, living room, and office breezily give way to the back patio, yard, and garden, blurring the lines between inside and out.
What We Love: A private staircase leading all the way down to the Long Island Sound, allowing for every day to be the most effortless of beach days.

Hudson Valley
What’s Here: A majestic five-and-a-half acre estate with a palatial house at its heart, boasting 17 rooms in total, including five bedrooms, four full bathrooms, and three half-bathrooms, spread over 8,000 square feet of living space. The property is surrounded by the 532-acre Clausland Mountain State Park, ensuring privacy and seclusion, though Blauvelt is just 30 minutes from New York City and less than 10 minutes from Nyack, Piermont, and the Hudson River. The star of the show is a double-height living room that’s flooded with natural light, thanks to floor-to-ceiling windows on three sides, but each room is a delight, including an expansive kitchen with a fireplace, a butler’s pantry, a home office, a meditation room, and even a finished basement with a home theater and wet bar. Plus, there’s an elevator and radiant heated floors!
What We Love: The outside grounds are just as fabulous as the indoor spaces, with multiple patios, a complete outdoor kitchen, a heated saltwater pool, two hot tubs, an outdoor fireplace, a gated bonsai garden with a koi pond and a waterfall, flanked by two roaring lions.

New Jersey
What’s Here: A bit of green living in the heart of Hoboken — both literally and figuratively. This four-bedroom, three-bathroom duplex boasts an additional level of living with a roof terrace landscaped to feel like an urban meadow, perfect for gazing out onto the city from your own private patch of green. The unit itself is newly constructed zero-emissions condo that is LEED Platinum Certified and outfitted with an energy recovery ventilator, dual-zone heat pump for heating and cooling, triple-pane tilt-and-turn windows, heat pump water heating, and intelligent electric panels. A private elevator — generously sized to accommodate more than 12 people — opens into a living area framed by oversized windows at both ends, while the chef’s kitchen has Italian Aran Cucine kitchen cabinets for a sleek and elegant look, along with a 42-inch induction cooktop and double wall ovens.
What We Love: The rooftop has been landscaped with carefully chosen plantings that result in a quite lush swath of greenery surrounding a wood-decked central area, as well as boasting an outdoor kitchen with a sink and a built-in grill. It’s easy to host impromptu parties here, with plenty of space for friends and family to gather and enjoy a lovely Jersey sunset. There’s also a ground floor storage space, as well as an off-site garage space.

Florida
What’s Here: Panoramic perspectives on the Atlantic Ocean, Biscayne Bay, and Miami Beach skyline. This seven-bedroom penthouse on Fisher Island fully embraces its upward trajectory, flaunting floor-to-ceiling windows that allow sunlight to fill up its open layout. The primary suite embodies luxuriousness, featuring a marble-bedecked bath, a fireplace, dual walk-in closets, and a separate lounge. Indoors flows out to multiple scenic overlook terraces, but the home’s premier exterior area is its private, over 2,500 square-foot rooftop. Reach the apex of elevated living with an outdoor great room — boasting a fully equipped outdoor kitchen and a living room with a fireplace — a swimming pool, and more.
What We Love: This penthouse at Palazzo Della Luna comes with even more amenities than those found at your personal address. Residents enjoy the benefits of resort-style accommodations, including a 4,000-square-foot infinity pool, a spa house, a fitness center, and a marina.
Listed By: Sam Gaita of Corcoran’s Surfside / Bal Harbour Office.
What’s Here: A striking three-bedroom, three-bathroom house built in 2001 by Jo Milic, a modern architecture–loving designer, on the bones of a 1920 bungalow in St. Petersburg‘s coveted Old Northeast neighborhood. Milic built the house to use as his own home and as a showcase for his firm’s fine craftsmanship capabilities. Retaining three of the original walls and the majestic oak tree that has shaded the residence for decades, the house’s contemporary design stands out for its sleek lines and bright interiors. In fact, the house was dubbed a “Modern Marvel” by the St. Pete Times and was featured on HGTV. The designer, determined to have no hallways and no dead ends, created a layout that doesn’t waste any space, while offering moments of interest throughout, such as the floating staircase suspended by stainless-steel cables and resting on invisible wall-mounted ledges.
What We Love: There are multiple patio areas, a front-loading driveway leading to a covered carport, and a detached garage that has a second-story guest suite with a full bath and kitchenette that’s ideal for friends, family, or even to use as a rental. In a world of cookie-cutter homes, this house has a distinct point of view, displaying a unique blend of craftsmanship, style, and utility.

Greater Seattle
What’s Here: This five-bedroom, three-and-a-half bathroom corner lot house features picture-postcard views of Mount Si through its rows of windows. The first floor houses the shared family spaces, including an open-floor plan living room with a fireplace, dining room, and kitchen with a long island that doubles as a breakfast bar, as well as a separate home office. There’s also a bedroom on this level that could be used to host guests, or alternatively, be used as a second home office, home gym, playroom, or media room. Upstairs, the four bedrooms share a sitting room space, and two bedrooms have walk-in closets, with the primary suite also boasting a large en suite bathroom.
What We Love: The Snoqualmie River runs through North Bend, so it’s an easy to enjoy paddle boarding or tubing down the river in the summer. North Bend is also close to the many wonderful parks and trails available in Greater Seattle. Closer to home, there’s a covered outdoor patio that has a gas fireplace and enough room for a grill and dining set, if you want to enjoy dinner al fresco.

What’s Here: Talk about a room with a view! This glorious two-bedroom, one-bathroom apartment in Torri del Benaco overlooks Lake Garda and is part of a residential complex with a most spectacular swimming pool, surrounded by verdant lawn and lounge chairs. The living room is stylish and chic, leading out to a terrace with prime views onto the lake. The two bedrooms are quiet and comfortable, and the property includes a private garage space for a car and a bike, or perhaps a bright red Vespa?

Wander the streets of Torri del Benaco and be surrounded by the bright blooms of bougainvillea and petunias spilling out of every window box and then stop for dinner at Le Gemme di Artemisia, where only three tables are open each night and the food is spectacular.
