Northern California
What’s Here: A lofty warehouse conversion in the heart of the Mission District, with more than 2,500 square feet of bright interior space. Tucked behind a discreet carriage house-like facade, the home, dating to 1900, transforms a commercial space into a singularly modern residence. You’ll be floored by the cavernous great room, with its soaring, truss ceilings, and the Zen garden in the middle of the structure, revealed from the kitchen and dining room through folding glass walls. The primary suite boasts a walk-out deck that overlooks this garden, while another bedroom and a mezzanine office space are both punctuated with skylights, welcoming beams of natural light.
What We Love: The dual legal dwelling/business occupancy authorization, offering the lucky buyer an infinite slate of possibilities.

New Mexico
What’s Here: Southwest elegance at its finest. Set on a quiet, unpaved stretch of East Alameda, in Santa Fe’s Historic Eastside — a standout even in a neighborhood composed of historic landmarks. Completed in 1920, its 1929 subsequent addition is believed to be the first commission awarded to John Gaw Meem IV, the noted Santa Fe architect regarded as among the most influential to ever practice in New Mexico. Five bedrooms and four bathrooms are divided between the primary house and a casita, which share a central courtyard encircled by mature aspens and flowering bushes.
What We Love: Fittingly for a home in Historic Eastside, the property has all the trademarks that define Pueblo Revival style, including adobe walls, hand-poured glass windows, hand-hewn vigas, or traditional wooden ceiling beams, and kivas, or the rounded adobe corner fireplaces.

Lower Hudson Valley
What’s Here: Northern Westchester modernity on six gated acres, offering serenity and privacy just an hour north of New York City. Set at wood’s edge, this four-bedroom Scandi-chic residence is cleverly designed with a balance of dramatic light-filled spaces and cozy, private nooks. The soaring great room is flanked by floor-to-ceiling glass, welcoming the outdoors in and revealing the adjacent deck through mahogany-framed sliding doors. It also flows seamlessly into the neighboring quartz-clad chef’s kitchen and a spacious den. Outside, there’s a recently completed garage and a newly built pool for summer swims, as well as wildflower gardens, mature trees, stone walls, and graceful lawns.
What We Love: The fully finished lower level, with polished cement floors, bonus living space, and a meditation room with an infrared sauna.
Listed By: Julia Klagsbrun and Christine P. Foster of Corcoran Legends Realty.
What’s Here: Tharp Cove, a three-bedroom, three-and-a-half-bath Dutch Colonial on the west shore of the Hudson River. Built in 1900, this Rockland County retreat was the longtime home of Marie Tharp, the pioneering oceanic cartographer, who mapped the entire ocean floor in this very house — the New York Times wrote, “the project eventually took over every room…while she and her assistants filled in the landscape of the world’s oceans.” The house has been completely reimagined and renovated, though the distinctive setting — and inspiring vistas — remain unchanged, ready to inspire its next residents’ groundbreaking discoveries. The water-facing living room has a fireplace, built-in window seats, and French doors that open to the covered porch with panoramic views of the Hudson.
What We Love: The lower level, featuring a bar, wine cellar, full bath, and a Murphy bed for guests. Tharp Cove is just 30 minutes from the George Washington Bridge and an easy jaunt by foot or bike to downtown Nyack, recreational trails, sailing opportunities, and more.

New York City
What’s Here: A full-floor, ten-into-eight room residence where elegance shines in perpetuity. Set in a storied Art Deco co-op at the heart of the Upper East Side, this remarkable home marries prewar sophistication with modern comforts — including six-zone HVAC and a Crestron system integrating lighting, audio-visual features, and motorized shades. From private elevator doors, enter a stately gallery awash in natural light. A wood-burning fireplace anchors the living room, while French doors open to Juliet balconies overlooking treetops. In the chef’s kitchen, Calacatta marble countertops pair with custom SieMatic cabinetry and a center island for five. Private spaces offer serenity, with the primary suite distinguished by two custom closets, a windowed en suite with steam shower, and a deep soaking tub.
What We Love: A corner library that flawlessly embodies the home’s interplay between classic and current. Behind pocket doors, handsome detailing like beamed ceilings, crown moldings, and built-in bookshelves belie the space’s status as a second-to-none screening room, complete with a hidden drop-down screen, high-definition projector, and surround sound. (It adjoins the living room, too, making entertaining all the more effortless.)

What’s Here: This seven-bedroom Clinton Hill mansion, commissioned in the late 1880s by Pfizer cofounder Charles Erhart, is an exemplar of the Queen Anne style, boasting a lovable ornateness often associated with that form. Meticulous restoration work has carefully retrofitted this jaw-dropping home for today’s living, all while retaining marvelous period details like plaster moldings, leaded and stained glass, inlaid floors, and eight fireplaces. The possibilities feel endless here, spread out over five stories and nearly 10,000 square feet of infinitely attractive environs — thankfully, there’s even an original, working elevator to help traverse it all.
What We Love: When you’re not unwinding in a deep soaking tub (surrounded by marvelous hand-painted wallpaper), enjoying a bite beside the sleek kitchen’s curved windows, achieving peak privacy in the full-floor primary suite, or reveling in the vast rear garden’s quietude, draw back the curtains on this home’s finished lower level. It boasts a temperature-controlled wine cellar and an aesthetically artful speakeasy-like space, sunken and featuring exposed ceiling beams and brick.

East End
What’s Here: A secluded acre in East Hampton with an architecturally bold four-bedroom home, where just about everything — down to the sound system — is optimized for the ideal indoor-outdoor lifestyle. Glass walls allow light to pour in as heavenly environs, dotted with thriving greenery, draw your gaze out. Every interior space on the first and second floors leverages this dichotomy, whether it’s a dining room that blends with the exterior, a primary bedroom featuring a private balcony, or an exquisite, aah-worthy windowed bath. Outside, you’ll feel the enriching embrace of expertly designed amenities, including a heated gunite pool, a lounge area around a gas fire pit, and meandering pebble paths to hidden gardens.
What We Love: Although not explicitly imagined for interior-exterior movements, the home’s finished lower level is only additive to a spectacular sum. Flex your muscles — both physical and creative — in a home gym with an infrared sauna and a dedicated artist’s studio.

Massachusetts
What’s Here: This gorgeous seafront stunner is tucked away in the beachfront community of Nonquitt. A truly private retreat, the property has seven-plus bedrooms, floor-to-ceiling glass walls offering a view of sky, ocean, and lawn — painterly stripes of greens and blues that stretch as far as the eye can see. Outside, there’s an infinity-edge pool and spa overlooking the private beach, rolling lawn, and expansive patios, all set behind tall privet hedges. The estate also has guest and pool houses, and a detached garage with a fully equipped guest suite comprising a bedroom, sitting room, full bath, and a washer and dryer.
What We Love: Founded as an artist’s colony in the late 19th century, Nonquitt flies almost completely under the radar, and that’s how the residents like it. Here, in this secluded enclave, summer activities include swimming at the private beaches, playing on the nine-hole golf course of secret sylvan splendor or on the clay tennis courts, sending snail mail at the adorable little post office, and hanging out at community center known to all as the “Casino.” Though some residents are still summer-only, there are also now a substantial amount of year-round residents in this quiet idyll.

Rhode Island
What’s Here: The Leonard Levin house, built in 1954, is an architecturally significant mid-century modern residence, designed by D. Thomas Russillo, a noted Providence architect. Influenced by Frank Lloyd Wright, Russillo created structures that are beautifully integrated with their natural surroundings, as exemplified by this house with its stone-clad exteriors and the recessed entrance with a cantilevered-style roof. Set on a 0.44-acre double lot, the house covers approximately 5,500 square feet and boasts five bedrooms and four-and-a-half bathrooms. Floor-to-ceiling windows fill the rooms with natural light, while offering views of the lush surrounding landscape.
What We Love: A comprehensive renovation preserved the house’s original design and character, while adding smart home capacities and modern conveniences. The chef’s kitchen also has a breakfast nook with greenhouse vibes, skylights above, and windows on three sides. There’s also a finished basement, an attached two-car garage, an upstairs balcony accessed by two of the bedrooms, and a patio that gracefully extends from the family room and overlooks the rolling lawn.

South Florida
What’s Here: A 21st-century remix of mid-century modern envelops this five-bedroom Coral Gables home. Newly completed upgrades have outfitted the residence with Italian marble flooring and countertops, a chicly designed kitchen (check out that wall oven and the stylish cabinets), and a climate-controlled two-car garage with an EV charger. Yet the tenets of enduringly beloved mid-mod design remain: clean lines, an open floor plan, and broad natural light flow. That sunken living room excels as a bit of eye-catching design flair while functionally serving as a conversation nexus integral to the home’s smooth balance between indoor and outdoor living.
What We Love: The house sits amid Coral Gables’ sprawling splendor, within minutes of the city’s bustling Miracle Mile, iconic architecture like the historic Miami Biltmore Hotel, numerous golf courses, and the vibrant University of Miami campus.

What’s Here: This six-bedroom, six-bathroom (and one powder room) Victorian in the heart of Savannah’s Historic District is the perfect blend of old and new. Four of the bedroom suites are in the primary house, while there’s a separate carriage house with two additional units, which could serve as a private home office, a guest house, a studio space, or as an income-generating rental. Details like multiple fireplaces in the dining room, living room, and three of the bedrooms, plus bay windows — one has a built-in window seat — make this house a charmer that’s hard to resist.
What We Love: Just a couple blocks from Forsyth Park, this house is just steps away from all the beautiful landmarks, dining and shopping that make Savannah one of the most enjoyable places to live.

Germany
What’s Here: This two-bedroom, two-and-a-half-bathroom penthouse is three levels of German cool, located in Frankfurt’s popular and centrally located Bornheim neighborhood, and boasts its crowning glory at the very top: A rooftop terrace with a view of the Frankfurt skyline. Both bedrooms have en suite bathrooms, with the primary suite boasting a walk-in closet and a spa-style bathroom with a soaking tub. The open-plan kitchen and living and dining area are surrounded with floor-to-ceiling windows and glass doors, flooding the room with natural light, as well as providing access to a wraparound balcony. The unit includes an underground parking space.
What We Love: Bornheim is one of the most coveted residential destinations in Frankfurt, as the hip neighborhood is home to some of the coolest restaurants, stylish bars, and indie boutiques in all of Frankfurt, many located on the famous Berger Straße. It’s also where you’ll find one of the most popular farmers markets in the city, which pops up twice a week, as well as plenty of lovely parks — green spaces that are wunderbar for strolls.
