by INHABIT EDITORS
A monthly showcase of the most spectacular listings across the Corcoran network.
Enjoy our survey of Corcoran’s most incredible listings across the country. Taking center stage this month: Ample outdoor space across New York City, ocean views from the comforts of home in South Florida, a mid-century modern with an amazing garden in Honolulu, and a historic row house in Savannah.
Manhattan
12 West 72nd Street 20B, Upper West Side
What’s Here: A three into two-bedroom inside The Oliver Cromwell, a c.1927 Neo-Renaissance marvel by Emery Roth—the architect’s work is largely credited with defining the 20th century Upper West Side. Everything from the white oak floors up to the beamed ceilings are touched by the endless warmth radiating through three exposures. The splendor of Central Park, along with the Upper East Side and points further uptown, can be glimpsed from a private terrace accessible via the living room.
What We Love: A divine primary bedroom outfitted with glass doors and walls, custom walnut closet space, and a second terrace to sip that morning coffee as you soak in unobstructed views to the south and east.
Represented By: Dana Power and Max Nehrig of Corcoran’s Chelsea/Flatiron Office.
178 Prince Street PH, SoHo
What’s Here: 3,400 square feet across two levels, mere cobblestones away from SoHo’s world-class dining and culture. This penthouse duplex is as irresistible as its surroundings. Double-height ceilings soar over the kitchen and living room, a space awash in natural light. On the second level, the primary suite boasts a wet bar and dual walk-in closets, plus a flexible space overlooking the living room that can function as a guest suite when there’s company and a library or study when there’s not.
What We Love: A private roof terrace with ample area for outdoor dining and 360 degrees of Manhattan views—including One World Trade Center and numerous Tribeca landmarks—better than any restaurant could provide.
Represented By: Olga Koval Steinberg of Corcoran’s West Side Office.
Brooklyn
148 Hicks Street #3, Brooklyn Heights
What’s Here: A second-floor entry vestibule in this historic, c. 1826 Brooklyn Heights triplex leads to a level where all facets of daily life seamlessly fold into one another. Beamed ceilings traverse over this expanse, encompassing a wood-burning living room fireplace, a dining room fit for gatherings of all shapes and sizes, and a kitchen garnished with custom cabinetry and granite countertops. Three bedrooms fill the floor upstairs, as do two smaller, skylit rooms.
What We Love: Follow a staircase to the rooftop, upon which you can escape it all two ways—on the wraparound deck complete with seating, plantings, and a grill, or from the crow’s nest that is the home office.
Represented By: Nell Winslow and Joanne Kennedy of Corcoran’s East Side Office.
East End
146 Foster Crossing, Southampton
What’s Here: It feels like there’s a terrace around every corner of this radiant home by the sea, where you’ll never run out of space to reside in Southampton’s unbeatable brand of tranquility. The kitchen’s ceilings soar 22 feet, allowing light to drape everything in a cascade through glass walls. On the lower level, take the day whichever way you please with access to a gym, a wine cellar, and a rec room with built-in bookshelves. Did we mention it’s a shell’s throw from Little Plains Beach?
What We Love: With a kitchen, dining area, swaths of terraces to sprawl out on, and even a shower, this home’s exterior setup allows one to enjoy life outside as they would inside—with the added benefit of a 60-foot pool.
Represented By: Tim Davis and Thomas P. Davis of Corcoran’s Southampton Office.
South Florida
6195 North Ocean Boulevard, Ocean Ridge
What’s Here: A four-bedroom beachfront estate in the dunes of Ocean Ridge. West Indies-inspired architecture makes this place an unmissable standout, with elements like built-in cypress shelving or walnut floors. More overt embellishments like the eye-catching nacre finishes around the dual primary baths and temperature-controlled, walk-in wine cellar also serve to place this home on a level of elegance. There’s no shortage of sunshine either, whether enjoying a book on the couch or lounging by the courtyard pool.
What We Love: If you dig ocean views, this one’s for you—the calming tumble of the Atlantic’s waves is on display from multiple spots, including the living room and the primary bedroom.
Represented By: Candace Friis and Phil Friis of Corcoran’s Delray Beach/Gulf Stream Office.
Hawaii
3607 Woodlawn Terrace Place, Honolulu
What’s Here: Woodlawn Terrace, a Honolulu subdivision, is Hawaiian architect Harry W. Seckel’s underappreciated mid-century modern masterpiece. Along the slopes of the Wa’Ahila Ridge, Seckel built 57 single-family homes, and this four-bedroom, three-bathroom is one of the 50+ houses still intact, retaining Seckel’s signature tongue-and-groove vertical redwood siding, exposed beam ceilings, wide eaves, integrated lanai, and large windows. A rare and lovely example of Seckel’s sensitive architectural vision.
What We Love: The garden is an arboretum-inspired paradise designed by the current owner, a botany professor who has cultivated the landscape for more than 50 years, with multiple terraced seating areas, surrounded by exotic plants and stunning views,
Represented By: Myra Brandt and Victor Brandt of Corcoran Pacific Properties.
Hudson Valley
535 Mount Tobias Road, Mt. Tremper
What’s Here: This three-bedroom, three-bathroom house won the 2008 High Honor award for a single-family residence from the Westchester/Mid-Hudson chapter of the AIA. Architect Barry Price used a palette of local materials—cedar siding, bluestone, and galvanized aluminum—to construct a home that wholly embraces views of the surrounding forest and mountains. This is no modernist folly: The sloped roofs are an aesthetic choice, but also a practical one, to encourage water shedding.
What We Love: As you move throughout every room, the Catskill Mountains are always visible, whether they’re framed by the ribbon windows in the kitchen or filling the glass corner wall in the living room.
Represented By: Lawrence P. O’Toole and Eliot Santiago of Corcoran Country Living.
Lake Tahoe
13596 Skislope Way, Truckee
What’s Here: There’s room for everybody in this seven-bedroom, four-bathroom mountain estate, designed by the West Coast firm MWA Architects and located just below the Tahoe Donner Downhill Ski Resort. Unwind in the expansive great room, on the spacious deck and patio, or in the huge kitchen with room for multiple cooks. The primary suite—like all of the rooms—has amazing views and there’s a bunk room where kids can stay up and giggle all night.
What We Love: Enjoy all four seasons in Truckee, with hydronic floor heating in the winter and the fire pit outside in the summer.
Represented By: Alison Elder of Corcoran Global Living.
Charlotte
3951 Arborway, Charlotte
What’s Here: A grand six-bedroom house in Foxcroft is sited on a generous .68 acre lot. The primary bedroom on the main level has an oversized bathroom, a walk-in closet, and access to the screened porch. The second floor has four bedrooms with en suite bathrooms and walk-in closets and a family room with a fireplace. Multiple home offices and plenty of living space means enough room for privacy, but also lots of gathering spaces for movie nights and parties. Plus, dual garages with EV charging stations.
What We Love: The third floor is a flexible space with a wet bar and half bath that would be perfect for a game or media area.
Represented By: Valerie Mitchener and Hayley Hajjar of Corcoran HM Properties.
Savannah
404 E. Liberty Street, Historic District
What’s Here: Located in Savannah’s Historic District, this stately 1892 townhouse, with two bedrooms and two full bathrooms (plus an additional powder room), was meticulously renovated in 2021, maintaining its 19th-century charm while offering all the necessary modern conveniences. To wit: the three fireplaces and outdoor firepit are all lit with gas, the whole house has newly updated electrical and plumbing, as well as a new roof, a tankless hot water heater, and new HVAC with dual zones for each floor.
What We Love: The kitchen is connected to the courtyard with fully collapsible glass doors, creating an indoor-outdoor entertaining space for meals outside.
