Highlights in this edition: A colorful Washington row house, historic charm in Lower Manhattan, a mid-century modern north of New York City that’s out of this world, and unparalleled island luxury in the British Virgin Islands.

San Francisco

Modern outdoor patio with black decking, seating areas, dining table, and neutral cushions, leading to a white multi-story house with large windows—an a-list September 2025 retreat surrounded by lush trees and plants under a clear blue sky.

What’s Here: A very San Francisco house in a very San Francisco neighborhood. This four-bedroom, four-bath charmer was originally built in 1900, right at the cusp of the city’s transition from Victorian-style to Edwardian-style architecture. Outside, it’s decidedly San Franciscan, with a distinct bay window and a Spanish Revival flourish of red roof tiles. Inside, the home has undergone a down-to-the-studs renovation, adding a new foundation, electrical and plumbing systems, and more. The main level boasts an open-concept living and dining area that flows seamlessly into a chef’s kitchen and a spacious deck, sharing the floor with a guest bedroom that can easily serve as a home office. Upstairs, you’ll find the primary suite, two additional bedrooms, and two bathrooms. A lower-level media room opens out to a landscaped backyard with ample space for grilling, dining, and generally maxing your relaxing.

What We Love: Bernal Heights is a hidden gem among San Francisco’s neighborhoods, a warm community with an elevated location that guarantees splendid views of downtown from almost every block — if Karl the Fog cooperates, of course. Lots of great cafes, restaurants, parks, and neighborhood amenities abound, and locals benefit from easy access to major freeways and tech shuttle stops for commuters to Silicon Valley or elsewhere in the Bay.

Washington, D.C.

Modern open-concept living and dining area with a wooden table, black chairs, white sofa, abstract wall art, large pendant light, and greenery; kitchen visible in the background—perfect for hosting your A-list: September 2025 gatherings.

What’s Here: Meticulously renovated, bay window-fronted elegance on a postcard-perfect prewar block. Dating to 1915, this four-bedroom, four-and-a-half bath classic spans more than 3,300 square feet across four floors. The primary level has a traditional foyer and living room, which flows gracefully into the dining room and a sun-splashed kitchen, replete with custom cabinetry, herringbone tile floors, a Lacanche range, and a breakfast bar with room for four. The second floor holds the primary suite, with its spacious walk-in closet and an indulgent spa-style bath. On the lower level, you’ll find several flexible spaces, including more living areas, a bedroom and full bath, and a private rear entrance making it ideal for guests, offering a private sanctum within the larger house.

What We Love: Unusually, for a house in the heart of the city — it’s just two blocks from the NoMa-Gallaudet U Metro station or a 10-minute drive to Union Station — this row house has quite a bit of outdoor space, including a private balcony off of a bedroom on the third floor, a private roof deck, and a rear patio with enough space for grilling and entertaining. There’s also secure off-street parking for two cars.

East End

A tranquil outdoor space features wooden buildings with shingled roofs, surrounded by lush greenery, large rocks, and gravel pathways—perfect for unwinding or hosting an A-list gathering in September 2025 beneath the stone pergola in the foreground.

What’s Here: Agriculture meets art and culture at this converted Southampton barn, reimagined and modernized for today’s East End lifestyle without compromising an ounce of historical charm. The home’s jaw-dropping great room ascends to a lofty 25 feet, adding a grandiose air that inspires all who enter. An open floor plan keeps every space in a state of mingling, while multiple decks effortlessly expand the inside out — from living spaces and bedrooms alike. There is also an artist’s studio on the property, one that spans a staggering three levels and includes a viewing balcony to ensure your work looks perfect from every angle.

What We Love: The landscape architecture here makes it feel as though you’ve stepped directly from a gallery into a work of art. In particular, the riverbed garden between the barn and studio — designed with stone bridges and multiple seating areas by renowned sculptor Hal Buckner and his partner, the philanthropist Dorothy Lichtenstein — is an ideal spot for tranquil, reflective moments that boasts the bonus of being pleasing to look at. Elsewhere, you’ll discover idyll moments thanks to lush plantings, stone pathways, and a heated pool.

New York City

A bright, modern living room with large windows, wood floors, a marble coffee table, a gray armchair, and a white sofa—perfect for hosting your A-list: September 2025 gatherings by the fireplace and built-in white cabinets.

What’s Here: Abundantly dazzling details, emphasizing an ever-tantalizing prewar character, at this remastered 19th-century West Village townhouse. Ceilings soar over 11 feet high on the parlor level, broadening a feeling of vastness already established by an open floor plan. Natural light flows in from the rear via paned floor-to-ceiling windows, which also overlook a herringbone-paved terrace and garden, while a windowed kitchen at the other end peers across your landmarked block. Even more warmth fills the home’s penthouse atrium, a marvel of form and function where built-in bookshelves and exposed brick line the walls and glass French doors open to a rooftop terrace.

What We Love: The primary bedroom projects an atmosphere of peaceful escape, thanks to an intimate terrace (marking three total outdoor spaces), exposed brick, a custom closet, and one of the home’s eight wood-burning fireplaces.

Hudson Valley

A large, elegant brick mansion with black shutters, white trim, and a covered porch sits amid manicured lawns and formal hedges under a sky with scattered clouds in the Hudson Valley

What’s Here: Cue the Masterpiece Theater theme and experience a most bucolic English country house lifestyle at Deep Acres, a 293-acre pastoral estate in Kinderhook, nestled in the heart of Columbia County, offering sweeping views of the Catskill Mountains. The showpiece of the property is a Greek Revival manor with nearly 4,900 square feet of living space, including three en suite bedrooms, a private one-bedroom apartment with its own service entrance, and every amenity the heart could desire, including a library with a fireplace, a gift-wrapping room, a cedar-lined walk-in closet, a gym, and a sauna. There are numerous other residences on the estate as well, including an apartment above the three-car garage, a private two-story 2,900-square-foot guest house, and a three-bedroom, two-and-a-half bathroom caretaker’s cottage.

What We Love: The grounds are just as splendid as the interiors, with majestic formal gardens (and even some secret gardens, for a true British country house vibe), a gorgeous pool, and a pool house created from a historic barn, which includes a changing room, a full bath, and a kitchenette. Meanwhile the garden complex has a gardener’s office, workroom, garage, and glass conservatory (imported from England, natch), all supporting the gardens, which benefit from a 35-zone irrigation system, landscape lighting showcasing the arboretum-quality plantings, and vegetable and flower gardens that offer true farm-to-table ingredients and bouquets.

Westchester

Aerial view of a unique, round modern house with large glass windows, a curved staircase, and surrounded by lush green trees—an architectural gem set to be featured on the A-list: September 2025. Wood, stone, and metal elements highlight its design.

What’s Here: Real estate folks love to throw around the word “unique,” but this out-of-this-world estate truly deserves the adjective: Commissioned by actor Jackie Gleason at the height of his Honeymooners fame and completed in 1959, the main house was inspired by UFOs — a lifelong passion of Gleason’s — and is known as “The Mothership.” Inside this space-age fantasia are three bedrooms, two full bathrooms, one half-bathroom, a library, home office, game room (with a shuffleboard table), three bars, and a marble dance floor, all contained within the curvilinear structure, with many of the original details and built-in cabinets and closets remaining intact. The property also includes a second smaller spaceship structure that has been used as a bunkhouse for glamping, as well as a 1930s stone house known as “The Barracks,” which has been used as a guest house.

What We Love: The extraordinary craftsmanship needed to build the circular structure is evident in every room, including a ceiling design created by a Scandinavian shipbuilder. Whether it’s a bathroom with a curved shower and a curved vanity right out of The Jetsons, the futuristic undulating kitchen with its swooping cabinets, or the glorious living room with two fireplaces and floor-to-ceiling windows, “The Mothership” is truly a very special place. The estate also includes a fully fenced vegetable and herb garden on its 8.6 acres, and is close to the Metro-North train stations and all the great shopping and dining of Westchester and the Hudson Valley.

Nashville

Elegant living and dining area with classic decor, vintage furniture, artwork on walls, a red patterned rug, large windows, and a chandelier—an inviting A-list space perfect for September 2025 gatherings.

What’s Here: Four levels of fabulousness located right at the foot of Love Circle Park is a perfect mix of private and public spaces, with four bedrooms and four-and-a-half bathrooms, plus an elevator that stops at every floor. Enjoy spectacular vistas of downtown Nashville from the oversized windows in nearly every room or hang out on the rooftop to watch the sunset over the city skyline. (The view of the Fourth of July fireworks is top notch, too.) There are numerous outdoor spaces beyond the rooftop, including multiple balconies and a deck with space for grilling. Modern conveniences like a Sonos surround sound system, central vacuum, video intercom, and a bidet in the primary bathroom make everyday living comfortable and convenient.

What We Love: The house’s living room is the residence’s heart, with French doors and oversized windows on two sides that frame skyline views, a fireplace, and a chic, modern chandelier. It’s also a great space for entertaining, as the living room flows naturally into the spacious kitchen, which has an adjacent wet bar (complete with a wine refrigerator), making it easy to mix up a round of drinks without bothering the chef and food prep.

South Carolina

Bright open-concept living room and kitchen with large windows, light gray walls, wood floors, modern furniture, a chandelier over the dining table, and views of greenery—perfect for hosting your A-list: September 2025 gatherings.

What’s Here: Savor the best in Lowcountry living in this contemporary five-bedroom, four-and-a-half bathroom estate that’s sited on 3.47 acres, one of the largest homesites in Mount Pleasant‘s Sewee Preserve. The primary suite is set in its own private wing, boasting marsh views, a walk-in closet, and an en suite bathroom with a walk-in shower and a soaking tub. Outside, there’s a full front porch, and in the back, a screened porch, a fully fenced backyard and a 38-foot temperature-controlled saltwater pool (and a spa), a gazebo, and a custom birdwatching tower so you can check off all the birds on your life list. The LEED-certified home has 40 solar panels, making it incredibly energy efficient.

What We Love: Sewee Preserve is a gated community that borders the Bulls Bay Golf Club and the Center for Birds of Prey. Unusually, it sits within a conservation easement of more than 400 acres, with just 30 homesites allowed, guaranteeing that the land is permanently protected from further development and ensuring a safe haven for the hundreds of birds and wildlife that share the land. The enclave has a community dock, clubhouse, canoe launch, fire pits, a 50-acre freshwater lake, horse pastures and paddocks, nature trails, and a community garden. Though it feels like its own separate bit of paradise, Sewee Preserve is just 15 miles from downtown Charleston and is zoned for Mount Pleasant schools.

South Florida

Elegant living room with coffered ceiling, marble fireplace, contemporary furniture, large window view of pool and garden, abstract artwork, and built-in bookshelves.

What’s Here: Style meets substance meets serenity at the end of a cul-de-sac on the east side of Lake Ida in Delray Beach. This home has been finely architecturally honed, making its interior and exterior living spaces all the more breathtaking — whether that’s detailing like recessed built-ins, cornerstone features such as the open kitchen’s dual marble islands, or exciting amenities like a personal putting green. A palatial primary, one of seven en suite bedrooms, flaunts private covered patio access, abundant natural light, and a bathroom featuring a marble bedecked shower and a separate soaking tub.

What We Love: Exterior spaces that will have you picking your jaw off the floor, or wonderfully manicured grass. The covered patios with columned archways have an almost cloister-like majesty, serving as hubs for the al fresco lifestyle. Just beyond is a pool bound to occupy any time not spent lounging in the shade. Seemingly plucked straight out of a resort, it features an elevated spa and beach seating around a table for sipping the occasional mid-swim drink.

Central Florida

Spacious modern living room with beige sofas, marble floor, tall windows, and an open staircase—perfect for hosting an A-list gathering in September 2025. Dining room and kitchen are visible, with a neutral palette and natural light throughout.

What’s Here: A grand estate sited in Windermere’s Casabella community boasts six bedrooms, six bathrooms, and two half-bathrooms spread out over more than 7,500 square feet, all situated on more than an acre lot. The great room truly lives up to the name, with operatic double-height ceilings and floor-to-ceiling windows, arched doorways,  and a mezzanine level that overlooks the lower living quarters. The primary bedroom echoes the theatrical flair of the great room, with similarly curved floor-to-ceiling windows, textured wood walls, and a palatial en suite bathroom with a soaking tub and a walk-in shower. There’s also a home office, a media room, and a home theater, with plenty of space for work and play.

What We Love: The backyard has everything needed to enjoy Florida’s temperate weather, including a resort-style pool, spa, fire pit, and a complete outdoor kitchen. There’s also a covered seating area for outdoor dining, or just relaxing and hanging out.

Bahamas

Exterior of Caribbean villa in the Bahamas, with a white porch, a kidney shaped pool exterior and pale blue lounge chairs sitting on the grass.

What’s Here: The White House Villa is a bit of Caribbean cool on perennially chic Harbour Island. The main house, covering just over 2,500 square feet, has three bedroom suites, while the neighboring cottage has two. This is a turnkey property that has been a very successful vacation rental and can be used as an investment property or transformed for personal use. It’s a perfect set up for hosting friends and family, as both residences share an inviting outdoor pool, a driveway, and a private dock. And for those who love to travel by sea, the property also includes a 30-foot slip with water and electricity, making it easy to jet around the islands via boat.

What We Love: This is the perfect spot from which to explore the laid-back, glamorous lifestyle of Harbour Island. There are partial bay views from many of the rooms and it’s an easy walk or jaunt in the golf cart down to Pink Sands Beach. Plus, it’s just a five-minute taxi ride (or water taxi ride!) from North Eleuthera Airport to the house, which offers regular one-hour flights to and from Miami.

BVI

What’s Here: Villa Maronti is a symphony of stone, glass, and tile perched on the slopes of Oil Nut Bay, entirely surrounded by the amazing beauty of Virgin Gorda’s mountains, sea, and sky. The villa offers six bedroom suites (plus an additional three powder rooms), allowing guests to be enveloped in a cocoon of privacy and seclusion, with separate shaded balconies or terraces, luxurious en suite spa-style bathrooms, and even private entrances for each. The immense living room has space for everybody (plus any new and old friends) to gather and mingle, while a gorgeous infinity pool and spa allows for a blissful soak or swim while luxuriating in the ocean view.

What We Love: Oil Nut Bay has an activity for every age and every interest: Whether it’s relaxing with the emus, horses, tortoises, and cats at the rescue barn; heading out into the ocean for scuba diving, kiteboarding or Jet Skiing; taking a yoga class and enjoying a spa treatment; or just enjoying a meal at one of the resort’s many epicurean restaurants, there’s always something to do.
