What’s Here: Villa Marina Baja is a new construction option in Marina Baja, graced with three bedrooms and three bathrooms, ideally positioned at the base of the Sierra de Altana, and offering views of the mountains, sky, and sea. Every day feels like a getaway in this villa, as the space takes advantage of its location to create the ultimate in indoor-outdoor living, with views from every room, as well as a private pool, a terrace, and a porch. Luxurious touches include radiant heating in the bathroom and ducted air conditioning throughout, while three photovoltaic panels give the house an A-rated energy certificate.
What We Love: Polop is an inland town in the Valencian community, but is close to all the gorgeous beaches and lively towns of the Costa Blanca. Nearby options include fun-loving Benidorm and picturesque Altea — both a 15-minute drive away — while Alicante is just a 30-minute drive away.

What’s Here: Just completed in 2025, this seven-bedroom, six-and-a-half bathroom stunner in Washington’s American University Park neighborhood is a showcase for fine materials and design, spread over 8,500 square feet. There’s a four-level floating staircase made of steel and white oak, while the living room’s fireplace and the kitchen’s stove vent are clad in Sahara Noir marble, a stylish black marble streaked with white and golden veins. The kitchen also has a dedicated coffee station and dual islands, perfect for the morning rush and after-school snacks or for guests to gather and chat with the chef during parties and dinner prep. The primary suite has a fireplace and glass doors that open up to a balcony that spans the entire back of the house, overlooking the backyard, outdoor kitchen, and fire pit.
What We Love: The four levels are configured in such a way that both the lower level and the top floor can be transformed into quasi-separate apartments or other multi-generational living situations where a bit of privacy and space might be beneficial. The top floor has two bedrooms, a large sitting area with two balconies and a bathroom, while the lower level has a bedroom, bathroom, and rec room.

What’s Here: With 9,000 square feet on 1.42 acres, this opulent six-bathroom, six-and-a-half bathroom lakefront manse offers plenty of space for easy living in the privacy of a gated community. A truly cinematic great room with 20-foot ceilings has a curved wall with double-height windows overlooking the pool, which faces the equally dramatic double staircase in the entryway. Rounded corners and undulating walls throughout the residence soften the spaces, whether it’s the sinuous wall in the kitchen or the arched doorways that lead to a bedroom and the formal dining room. The primary suite has two walk-in closets (one with a fireplace) and a spa-style bathroom with a soaking tub.
What We Love: Smoke Rise offers community members an unusual set of amenities and activities that go far beyond the standard tennis courts (though those are available), including a private beach, horseback riding rings, and a pond for ice skating in the winter. Community clubs include a sailing club, a co-op preschool, and Smoke Rise Players, a theater group that has been putting on productions for more than 50 years at the Smoke Rise Inn.

What’s Here: This three-bedroom, one-and-a-half-bathroom single-family house was created out of a former industrial building that once served as a jewelry factory, and later, as the workshop of Theodore Conrad, a pioneering architectural modeler and architectural preservationist. Originally constructed in 1850, the structure was later transformed into a Bauhaus-inspired residence, with a clever reimagining that incorporates skylights, a glass-block wall, and the original factory windows to let in as much sunlight into the interior as possible. A sunroom entryway, framed by a Chinese maple tree, is the first clue that this residence is anything but ordinary, as the house opens up into bedrooms with wood-burning fireplaces, balconies (including one with an outdoor shower) and a secret room — accessible only by ladder — with panoramic city views.
What We Love: Located in the Riverview Arts District of the Heights, this residence was designed with an artist’s eye, offering a painting studio on the lower level, a spacious garden with walking paths and seating areas, planted with fig and crabapple trees, rose bushes, herbs, and ferns, and unexpected bonus spaces with spectacular views of the Manhattan skyline around every corner.

New York City
What’s Here: One of only six residences in its c. 1928 building, this sun-filled penthouse triplex matches luxe flair with timeless scale. From off a private elevator, the first floor boasts a vast living room — as ideal for life’s grandest moments as for its quietest — a dining room featuring a wood-burning fireplace, and a kitchen with top-of-the-line appliances. Retreat to the second floor for the primary suite, which has a marble-finished bath, including a soaking tub and separate glass-enclosed shower, a dressing room, and a study. An additional guest bedroom and a media room complete the level. Utmost privacy defines the home’s top tier, outfitted with three additional bedrooms.
What We Love: This home flaunts private outdoor space on all three levels. Balconies off the living and dining rooms are an entertaining superpower, while the full-width terrace off the kitchen is optimal for coffee or cocktails, depending on the hour. The primary suite gets a personal balcony, and the media room across the hall opens onto another full-width terrace. A third-floor bedroom has the residence’s final terrace, a crowning feature for family or guests to enjoy.

Westchester
What’s Here: A beautiful example of a late mid-century modern house, inspired by the nearby Usonian houses of Frank Lloyd Wright. This three-bedroom, three-and-a-half bathroom Briarcliff Manor dwelling, set on almost one acre, was built in 1971, one of many collaborations between developer Marcel Robins and architect Harry Wenning, the renowned pair known for their architecturally notable homes in Westchester, including Robinwood, an Ossining community of houses named to the National Register of Historic Places. Beautifully preserved, the house is lightly divided into public and private wings, with the three bedrooms, library, den, and office in one part, and the living room, family room, dining room, and kitchen in the other.
What We Love: Clerestory, transom, and floor-to-ceiling windows flood the interiors with sunshine, as well as offering views of the garden, which includes Japanese maple and dogwood trees, peonies, azaleas, rhododendrons, and ferns, turning the landscape into a lush landscape of color every spring. Original details, including built-in shelving and seating and beamed ceilings, continue the mid-century style inside.

What’s Here: The Lumen House is a collaboration between great minds, combining top-of-the-line materials with superb construction and thoughtful architecture. The result: A modern six-bedroom residence spread across 10,000+ square feet, set behind a private bridge on four gated acres of land in back country Greenwich. The expansive great room has floor-to-ceiling windows and 11-foot ceilings, setting the stage for the rest of the house, which is equally impressive. The kitchen has an 11-foot island and a fully concealed scullery, while the primary suite has its own terrace, a spa-inspired bath, a fireplace, and walk-in closets that would inspire envy in the chicest boutiques, with shelves of every dimension set behind glass doors.
What We Love: The grounds of the home are just as remarkable as the interiors, boasting a pool, spa, outdoor kitchen, and multiple terraces for entertaining, all oriented to best appreciate the sunset every evening. You’ll also find a pool house, a fully equipped gym, a home theater, a safe room, and a three-car garage.

East End
What’s Here: An estimable estate refined with exacting precision. You’ll get the picture as soon as the front door opens, revealing a towering foyer draped in natural light and featuring a double-sided fireplace ensconced in floor-to-ceiling millwork. The living room is on the flip side of those gas-powered flames and glides in turn into the dining area and the kitchen. A junior suite with a private patio is the finishing touch on the main level, all of which overlooks the property’s immaculate grounds. Outside, the treats continue. Equipped with a stainless-steel kitchen and bar, the expansive patio sits alongside a splashy, heated saltwater gunite pool and abundant verdant greenery.
What We Love: The lower level is a recreation haven with a dash of serenity. Events at this home will always have a perfect pairing, thanks to a robust glass-enclosed wine cellar. Additionally, a den that features a wet bar and a wine cooler can only be a boon to your hosting capabilities. Turn a flexible section of this downstairs floor plan into a gym, media room, or game room, or slow things way down and unwind in the Bluetooth-enabled sauna.

What’s Here: Summertime and the Lowcountry living is easy in this four-bedroom, four-and-a-half bathroom charmer. The home, built in 2014, marries the best of Lowcountry vernacular style with modern conveniences to create a lovely home that works for everyday life in 2026. The commitment to local architecture and materials starts with the walkway to the front door, made of tabby (a type of local concrete made of crushed oyster shells, sand, lime, and water), and bordered with brick, before opening into a shotgun foyer with views from the front to the back of the house. The house features custom louvered shutters to moderate the sun at its brightest, and there’s a long back porch with an outdoor kitchen at one end, complete with a gas grill, drinks fridge, ice maker, and a Big Green Egg.
What We Love: The landscaping is as much a Southern beauty as the architecture, featuring mature oak trees, camellias, and a fire pit in the backyard. There’s also a guest bedroom with its own bathroom above the two-car garage that could also be transformed into a home gym or office, depending on your needs.

Take the elevator up and indulge in a primary suite blessed with a fireplace lounge area and a covered balcony.
What’s We Love: Everything about this home’s exterior exemplifies peak South Florida living. Revel in gentle winds blowing off the Intracoastal, and the placid views 150 feet of frontage provides. Covered and open-air patios are magnets for the al fresco lifestyle, supported by a summer kitchen equipped with a grill, a bar, and seating for up to eight. Cool off in a pool that looks straight out of a resort brochure, or take to the Intracoastal and the Atlantic beyond via a private deepwater dock.

What’s Here: The Nivel Estate is ready for its close-up (and its wide-shot!), as this absolutely fabulous property has been featured in Architectural Digest, The Wall Street Journal, and Robb Report. Overlooking the Querencia Golf and Beach Club, the estate has 18,000 square feet of breathtaking indoor-outdoor living, featuring 270-degree views, six bedrooms, and two pools.
