Enjoy our monthly survey of incredible listings across the Corcoran network. Highlights in this edition: Oceanfront effortlessness in Palm Beach, live-in history in Uptown and Downtown Manhattan, a grande dame of San Francisco Victorians, a luxurious lodge in Ontario‘s cottage country, and a spectacular villa compound in the British Virgin Islands.
Manhattan
What’s Here: Pedigreed Gilded Age glamour on the Upper West Side. This remarkable townhouse is attributed to legendary architect Henry Janeway Hardenbergh, who conceived such New York icons as the Dakota and the Plaza Hotel. Ascend the dramatic stone stoop to enter through the parlor floor, boasting wood-framed windows, three wood-burning fireplaces, and exquisite 19th century design details beneath 13-foot ceilings. The lavish primary suite fills the third floor — it incorporates a study with a stained glass window — and the garden level’s abundant kitchen feels far more country than city with its exposed brick and glass doors opening to a stone patio backyard.
What We Love: Should you need a picnic spot, an exercise venue, or just a place to stretch your legs, consider Central Park your bonus backyard — NYC’s emerald gem and preeminent urban escape is a proverbial hop, skip, and jump away down West 73rd.
Represented By: Barrie Mandel, Constance Southwick, Trisha Lawton, and Tim Cass of Corcoran’s SoHo Office.
What’s Here: A private curb cut for off-street parking behind an automatic gate, an underground cold storage tunnel, a hot tub — could this really be New York City? Believe it or not, this c. 1830s Federal-style townhouse is smack dab in the West Village. It’s been lovingly remastered and stunningly wears its age in various authentic elements, including exposed wooden ceiling beams and elaborate plaster moldings. Sibling living rooms dominate the parlor floor, which opens directly to the back patio. One level below is a spacious windowed kitchen. With a dining space, bar seating, and an open living area, it’s ideal for everything from your utmost formal feasts to cuisine at its most casual.
What We Love: The full-level primary suite, with its separate lounge, dressing room, windowed bath, and the aforementioned tea porch — perfect for taking your morning sip or an evening nightcap.

Brooklyn
What’s Here: A dazzling duplex penthouse condo in a neighborhood typically defined by townhouse architecture. Loft-like proportions define the main level, whose great room lives up to the title with light-filled living and dining areas and a chic walnut and marble open kitchen. It also doesn’t hurt that the views from inside span south across brownstone Brooklyn and west to the Statue of Liberty. The home’s upper floor is a private perch exclusively reserved for sleeping quarters — and fashionable bathrooms. In particular, the Calacatta marble-clad primary provides west-facing vistas from inside a freestanding tub, while the guest bath stylishly blends designer wallpaper with hexagonal Carrara marble mosaics.
What We Love: A dreamy wraparound terrace, surrounded by planted perennials and evergreens, Boerum Hill rooftops, and open sky.
Represented By: Deborah L. Rieders and Sarah Shuken of Corcoran’s Brooklyn Heights Office.
East End
What’s Here: This custom-designed Water Mill estate likes what it sees. Both levels of the six-bedroom home prioritize covetable panoramic landscape vistas, thanks to a fleet of oversized windows and an armée of French doors. Given all the glass on the walls, indoor-outdoor flow is a given. However, its inevitability makes it no less dynamic and astounding. A vast rear stone patio plays equally expansive roles, from an outdoor living room beneath a mahogany ceiling to a negative edge poolside lounge to a scenic outdoor dining room. Meanwhile, the inside is a wonderland of craftsmanship, defined by its ever-charming wainscoting and coffered ceilings.
What We Love: This property feels near-limitless, encompassing five secluded acres. Yet, the adjacent building lot can also be purchased, adding a further two-and-a-half glorious acres — opening the potential for a guest house or tennis court and forming an unmatched Hamptons compound.

South Florida
What’s Here: A seven-bedroom coastal manse that makes life elegant and effortless. The interiors of this quintessentially Palm Beach home were curated by celebrated designer Daniel Romualdez, whose eye for aesthetics shines throughout. There’s the handsomely paneled library and office with coffered ceilings, the warmly inviting wood-beamed entertaining room, and so much more. Home chefs and their appreciators will adore the windowed kitchen’s marble island, copious cabinetry, and top-shelf appliances. Arched floor-to-ceiling windows and doors, plus some heavenly loggias, make indoor-outdoor flow seamless. Dine outdoors in grand fashion on a shaded patio, or unwind in the massive heated pool with a built-in spa.
What We Love: A deeded oceanfront parcel with 100 feet of frontage. What could be better than gazing at the Atlantic while lazing in bed one second to setting your foot and body in the ocean the next?

What’s Here: Bursting with Southern charm, this 1882 Greek Revival estate in Savannah’s Thomas Square Streetcar District boasts an elegant four-bedroom residence as the primary structure. There’s also a studio apartment in the carriage house, which also houses a two-car garage. The grand entry hall offers a gracious welcome, with the ground floor being home to the public spaces, including a wood-paneled dining room, a formal living room with decorative doorway casing that matches the fireplace, and a library with built-in bookshelves, complete with a ladder and rail. The house has a total of seven wood-burning fireplaces.
What We Love: Situated in one of the city’s prettiest neighborhoods, the house takes full advantage of its sunny location with solar panels on the new roof for reduced utility bills and a gorgeous sunroom that has French doors that open to the yard.

What’s Here: The thoughtful design of this six-bedroom, six-bathroom custom house in Observatory Park was inspired by nature from around the world. Elements that make this house stand out include willow-and-salt-cedar interior shutters that echo the streams of New Mexico, wrought-iron balustrades on the staircase sourced from Mexico, and an unusual kitchen design featuring hammered copper sinks and a range hood, leathered granite, and a U-shaped sink in the island, all inspired by an aerial view of an Icelandic volcano.
What We Love: The backyard here is a true retreat, with a covered patio, professional landscaping, and a water feature. Similarly, the front patio and walkway has a flagstone walkway embedded in the lush lawn, gently leading the way home.

What’s Here: Chateau Tivoli is the ne plus ultra of San Francisco Victorians, a truly spectacular nine-bedroom, seven-and-a-half-bathroom mansion that is referred to as “The Greatest Painted Lady in the World.” The house was designed by William Armitage in 1892 for lumber baron Daniel B. Jackson in a rare example of Victorian château style and was beautifully restored a century later. Today, the interior includes marble stairs, stained glass, Bradbury & Bradbury wallpaper, carved plasterwork, and lavish woodwork. Currently being run as a bed & breakfast, Chateau Tivoli is the ultimate in Victorian living.
What We Love: There are unusual details around every corner, including a secret attic room on the fifth floor with skylights, two caretaker units, a butler’s pantry, as well as built-in shelves, ornate columns and fireplaces in the living room.
