Highlights in this edition: 160+ acres in the Virginia countryside, contemporary elegance in Denver, a country villa overlooking Italy’s Lake Garda, and a soaring penthouse atop a historic Boston hotel.

Houston

What’s Here: 5,000+ square feet of well-proportioned modern design on a corner lot in West University Place (or “West U,” to locals). This seven-bedroom, seven-and-a-half bath home boasts custom built-ins, hardwood floors, Venetian plaster walls, and custom kitchen cabinetry handcrafted in New York City. Free-flowing living areas transition smoothly from the kitchen and wet bar to the dining areas to the living room, each space flooded with natural light. The primary suite is expansive and has every amenity imaginable, with a bedroom with peaked cathedral-style ceilings and an enormous en suite bathroom that leads directly to a walk-in closet that’s the size of a small boutique.

What We Love: In addition to the backyard with a full summer kitchen and a two-car garage, there’s a separate apartment above the garage that includes a full bathroom, living area, kitchenette, and a private entrance.

Listed By: Shyon Haghpeykar of Corcoran Prestige Realty.

Virginia

8022 Rockingham Road, Warrenton, VA

What’s Here: Rockingham Farm is a bucolic estate with more than 166 acres of farmland, located in Fauquier County, in Virginia’s countryside. Among the verdant pastures and hills is a spring-fed pond and a four-acre reservoir, and several residences: There’s a six-bedroom 1920 manor house, a detached garage with a modern apartment, a three-bedroom cottage, and a two-bedroom gate house. Currently used as a leased working farm with regenerative features, the property includes a large cattle barn complex, equipment bays, spacious storage areas, five horse stalls, and a tack room.

What We Love: Elements of the main residence date all the way back to 1740, though fear not: the house has received plenty of updating, including three-zone central air and heating as well as a whole-house generator.

Denver

What’s Here: More than 8,000 square feet of modern construction with timeless elegance. From its charming brick exterior to free-flowing interior spaces infused with warmth and sophistication, this five-bedroom, eight-bath house in Denver’s Hilltop neighborhood immediately makes everyone feel at home. Expansive and airy, there’s plenty of space here for both casual gatherings — plan movie nights in the finished lower level, outfitted with a huge rec room and a wet bar — or more formal events, by making good use of the spacious kitchen and butler’s pantry with a wine fridge and custom-built storage racks for your finest vintages. And the party doesn’t have to stop inside: Let the fun spill out of the kitchen’s French doors to the flagstone patio, which leads to the backyard with its built-in gas grill, a fire pit, and a sport court.

What We Love: The primary suite has two separate bathrooms — one with a steam shower — and a large walk-in closet with two dressing areas, so the morning (and evening) routines are relaxed and never cramped. It’s the same story for the four other bedroom suites, each boasting its own bathroom and walk-in closets.

New York City

What’s Here: This prewar palace holds much intrigue within its 8,000 square feet of space on the Upper East Side. Its interior feels like stepping into another era in another part of the world. Each room stands out in some distinct way — whether the entry foyer and its hand-painted wall accents, the French countryside-inspired eat-in kitchen, or the carpet pattern in the primary suite. An epicenter for elegant entertaining awaits across the townhouse’s 13.5-foot-high parlor level. The sun-soaked dining room boasts a restored authentic tapestry from the 1750s, the living room sports a grand piano and Venetian chandelier, and the atrium-like room in between is warmly receptive with its American walnut bar.

What We Love: A rooftop terrace that resembles an elevated courtyard. At 20 feet wide, it has bluestone and marble floors, a lantern-illuminated fountain, and is surrounded by handsome brickwork and plantings.

East End

What’s Here: This newly completed Amagansett eight-bedroom focuses on fine living inside and out. Stunning natural light graces its 8,000 square feet of interior space, punctuated by a double-height set of windows framing the home’s sleekly designed floating staircase. Particularly enticing is the screened-in porch, which overlooks a placid backyard setting from beside an outdoor fireplace. Taste the local bounty in the patio dining room, or unwind beside the heated saltwater pool. The detached pavilion is an idealized hangout and relaxation spot with three fully retractable doors, an outdoor kitchen with a built-in grill, sink, outdoor shower, and more.

What We Love: A finished lower level is the prize at the bottom of this home, adding a vast rec room, a glassed-in fitness room, and a well-stocked kitchenette — plus two of the eight total bedrooms.

Boston

What’s Here: Enter this light-filled aerie — a two-bedroom, two-and-a-half penthouse on top of The Vendome, a historic 1871 hotel that was transformed into condominiums in 1975. The residence was designed by architect Patrick Ahearn and has an unusual two-story living room with panoramic views of the Boston skyline and the Charles River. This is a true penthouse, with the rooms tucked under sloping roofs and a kitchen that opens on to a large private roof deck with 360-degree views. The unit includes a laundry room with a full-size washer and dryer.

What We Love: The Vendome is a Back Bay institution. Even during its past life, it functioned primarily as a residence hotel, serving families and guests who wanted the ease of housekeeping without having to hire staff. Former guests include actress Sarah Bernhardt and writer Oscar Wilde. Today, the Vendome has a 24-hour doorman, concierge service, and is home to the well-regarded Buttermilk & Bourbon, which serves New Orleans cuisine.

Savannah

What’s Here: The epitome of southern charm, this 1871 townhouse in the heart of Savannah’s National Historic Landmark District has five bedrooms and three-and-a-half bathrooms. Opulent and grand, this house is the belle of the ball, with fireplaces and chandeliers in almost every room, including chandeliers in the kitchen and bathrooms, as well as offering plenty of natural light throughout, soaring ceilings, and original heart pine floors. The main floor has a formal parlor and dining room, as well as a kitchen with a keeping room — a traditional name for the space next to the kitchen that allows friends and family to chat with the cook while staying warm by the fireplace — that opens out directly to a private courtyard.

What We Love: There’s a garden-level apartment with its own entrance that houses two bedrooms, a full bathroom, and a kitchen — perfect for guests or as a rental. The house is close to Forsyth Park, Pulaski Square, and the Downtown Design District.

South Florida

What’s Here: This three-bedroom condo basks in the Sunshine State’s ever-present warm glow. Its French oak floors seamlessly flow between sparkling living and dining areas and out to an over 1,700-square-foot wraparound terrace, which panoramically peers toward technicolor Miami Beach and the rolling Atlantic Ocean. From the terrace, retreat to a primary suite blessed with a sitting area, a duo of large closets, and two of the home’s four-and-a-half custom-designed baths — portraying a stately serenity with marble finishes and brass Waterworks fixtures. Elsewhere, a gourmet kitchen awaits its first at-home feast with Calacatta Viola marble countertops and a mobile center island.

What We Love: The home is a true South Florida enclave on Fisher Island, accessible only via ferry or private boat, just beyond the tip of Miami Beach. Top-notch private amenities abound, including a golf course, a beach club, and a marina.

Central Florida

What’s Here: A gloriously luxe new-construction manse in Winter Park with five bedrooms and five-and-a-half baths, offering views of both Lake Sue and Lake Chelton. The dramatic foyer and great room is a symphony of black and white, accented with metallic trim of brass inlays and custom tile work. The kitchen is an entertainer’s delight, with a dual-zone 150-bottle wine fridge and custom cabinetry in the same striking black-white-and-brass color scheme that continues in a hidden butler’s pantry, which has an ice maker, microwave drawer, additional sink, and Bosch dishwasher.

What We Love: Outside, there’s a pool with a sun shelf and spa, as well as a cabana with a full summer kitchen, half-bathroom, outdoor shower, and a fire pit, so the party can continue outside all-year round.

St. Barth

What’s Here: Villa Linda is the perfect marriage of sophisticated elegance and rustic wildness, with these two different facets merged together in a stunning five-bedroom, five-bathroom villa along the shores of Marigot Bay. There’s a second outdoor kitchen and a covered dining area that’s ideal for a lunch or snack break when resting in between beach visits.

What We Love: This is the ideal vacation spot, whether you’re inviting friends and family or using it as an investment property, as each of the five bedrooms has its own en suite bathroom, and four of the suites also have private balconies (not to mention there’s an outdoor shower on the primary suite’s). There’s also a well-equipped home gym for the days when you have to get your reps in.

In addition to the spacious living room with a fireplace, the house also has a comfortable study with a wall of bookshelves, while the primary bedroom suite has a walk-in closet and a private terrace.

What We Love: The basement has plenty of flexible spaces to configure in ways to best suit your needs, including an additional guest bedroom, bathroom, living space with a fireplace, laundry room, and four-car garage. Costermano sul Garda is a small but mighty municipality in Verona, made up of a collection of small hamlets, and set on a geographic ledge of rock overlooking Lake Garda. It’s home to the Michelin-starred La Casa degli Spiriti and a popular hiking circuit though the Valley of the Water Mills.
