Manhattan
What’s Here: This Park Avenue triplex penthouse provides an art gallery-like scale with its vast wall space and museum-grade lighting but is itself a work worth admiring. Follow the natural light trail on the hardwood floors from the entry gallery — you’ll end up in the double-height living room, where complementary neutral tones, a wood-burning fireplace, and open city views are highlights. Elsewhere, a paneled library holds abundant built-ins for all sorts of tomes, while a spaciously chic kitchen boasts bounteous storage and top-of-the-line appliances. Four bedrooms comprise the home’s second level, each with an ensuite bath and plentiful closets.
What We Love: The primary bedroom takes the home’s top level all to itself, creating a crowning private sanctuary atop the triplex. It’s got a custom walk-in closet, multiple smaller closets, a dressing room, and a pampering ensuite bath. Most importantly, however, it is surrounded by a show-stopping wraparound terrace offering up covetable outdoor space and unobstructed cityscape sights.

What’s Here: Magnificence hits you the moment you step out of a keyed elevator into this SoHo triplex penthouse’s living room, flaunting windows rising 14 airy feet from floor to ceiling. A sleek gas fireplace only adds to the area’s aura. Head down a level to discover a luxe primary suite. Pampering yourself in the primary bath is easy, considering it’s got a sizeable stall shower, a deep egg-shaped soaking tub, and radiant heat floors. This floor includes two more bedrooms and space for a study or media room. Utilize the rooftop perch at the top of the triplex as needed — whether destined to be a fourth bedroom, a home studio, or a fitness center.
What We Love: Three private terraces, each offering a singular space within the home and an unparalleled indoor-outdoor NYC lifestyle. You’ll likely find the first when you enter, off the living room and ready for gatherings around its built-in gas firepit. The next is across the way (through the marvelously minimalist kitchen and the dining room) and has a full outdoor kitchen. Finally, escape it all on the rooftop terrace — currently set up with an outdoor shower, with the capability of adding a plunge pool or hot tub.

Brooklyn
What’s Here: This home is a stylistically adventurous complete vision. Its rooms come in bold paint shades and wallpaper patterns, it sports elements that have been thoughtfully customized (ala the living room’s black marble surround fireplace), and it loves an integrated marble sink. There are also timeless touches — including ample skylights, lofty ceiling heights, and a brick exterior — providing a sense of live-in history to the c. 1846 residence. Throw in a full-floor primary suite, a 75-foot-deep backyard, and a bronzed mirror cab elevator to navigate it all, and you’ll swear they thought of everything at this quintessential Brooklyn Heights townhouse.
What We Love: Besides being an aesthetic treat, the Greek Revival-style home has leaped into today’s age. Upgrades were made with energy efficiency and quietude in mind, prioritizing insulation and air tightness. Triple-pane windows keep too much heat from being lost or gained, the Lacanche French range has an electric oven, and an ERV filtration system keeps the air unyieldingly fresh.

East End
What’s Here: This Water Mill bayfront estate is magnetic, the kind of place you feel compelled to stop and acknowledge. And with eight bedrooms plus 2.68 acres of space, there’s more than enough room to make yourself at home. Glass walls and widescreen windows frame thriving flora, tranquil waters, and breathtaking sunsets. Home can also feel like a resort here, thanks to two home gyms, a sauna, a steam room, an all-weather tennis court, and a heated gunite pool adjoined by two outdoor showers. A personal dock grants direct access to Mecox Bay and allows you to venture to W. Scott Cameron Beach via boat, jet ski, kayak, or paddleboard.
What We Love: Dinner parties will be a must thanks to a stylishly aesthetic kitchen, which has a gargantuan marble island, sprawling storage, built-in shelving, multiple refrigerators and dishwashers, a pot filler, and top-notch appliances. Elm trees on the south side of the property shade an ideal al fresco dining area. Home chefs, start sharpening your knives now.

Massachusetts
What’s Here: Port View is one of New England’s most iconic oceanfront estates. Located in Hyannisport, at the helm of the Kennedy Compound, this coastal property is the essence of Cape Cod chic. The original landscaping—continuously maintained since the house’s construction in 1914—was done by the legendary Olmstead brothers and features expanses of rolling lawns stretching directly to the sea. The house has 26 rooms, including eight bedrooms, all boasting views of Hyannis Harbor and the Nantucket Sound.
What We Love: This is a true American classic inside and out. The grounds include a large pool, a hot tub, a fire pit, and the “wedding lawn,” which overlooks the dunes and nearly 500’ of private beachfront.

South Florida
What’s Here: Voluminous windows and doors welcome natural light’s presence everywhere in this six-bed barrier island residence. You’ll never lose sight of why they call Florida “The Sunshine State” — whether entertaining in the living room, unwinding in the primary bath’s soaking tub, or sipping coffee at the kitchen banquette. A covered pavilion boasts outdoor living, dining, kitchen, and bar space, ideally situated for indoor-outdoor flow. Perhaps most critically, the home has nearly 300 feet of direct Atlantic Ocean frontage, including unobstructed panoramas from its high elevation and a private walkway down to the beach below.
What We Love: We haven’t even mentioned the sauna, the glass-enclosed wine cellar, the home theater, or the two-lane bowling alley. Those are here, too. The home is also part of the community Sailfish Point, which offers a 110-foot boat slip for this home’s buyer — plus an 18-hole, Jack Nicklaus-designed golf course, tennis, pickleball, and more.

Central Florida
What’s Here: This strikingly modern estate covers more than 8,000 square feet, with a total of six bedrooms, and is set on a majestic 1.3-acre lot on Lake Davis, in Windermere. The dramatic entrance features a two-story foyer and a grand staircase, with lake views on every side, framed by great room’s oversized windows. Instead of a primary bedroom, there’s an entire primary wing, complete with its own lounge area, a custom closet, and a spa-style bathroom. Outside, there’s an infinity pool, and a private dock with a second-story sun deck.
What We Love: The beautifully landscaped backyard takes full advantage of Florida’s warm weather, with a veritable grove of fruit trees, including mango, avocado, peach, lime, star fruit, and guava trees.

Northwest Florida
What’s Here: Enjoy the best of the Emerald Coast lifestyle at the gorgeous five-bedroom residence sited atop the dunes above Blue Mountain Beach in the private, gated enclave of Old Florida Beach. Unusually, the house not only faces the Gulf of Mexico, but is also adjacent to Draper Lake, one of the rare coastal dune lakes of 30A. Accordingly, the floorplan is designed to take advantage of both the gulf front and lakeside location, with large windows and glass sliding doors throughout that blur the division between the inside and the outside. There are two primary suites, as well as a bunk suite, and outside there’s a well-equipped outdoor kitchen and a pool.
What We Love: The third level of the house has been turned into the rec room of your dreams, with a large media area for top-notch movie nights, a billiards table, shuffleboard table, as well as a wet bar that leads out to an outdoor porch with views of both the gulf waters and the lake.

Georgia
What’s Here: This seven-bedroom house deftly marries a 1920 stone cottage to a newer structure built in 2017 and the result is a perfect blend of historic charm and modern comfort. There’s also an additional carriage house with its own one-bedroom apartment, as well as housing a two-car garage, all set on a beautifully manicured 2.2 acres. The three structures can function as three separate homes if desired, with the stone cottage boasting three bedrooms and a scullery, while the larger home has four bedrooms and a chef’s kitchen. There’s also an outdoor kitchen and dining areas, surrounded by boxwoods and ferns.
What We Love: The transition between the stone cottage and the more modern wing is a lovely example of the house’s thoughtful layout, embodied by the family room with its shiplap walls, exposed rafters and a custom iron railing bordering the mezzanine.

What’s Here: Up in High Country, tucked away in the Blue Ridge Mountains is this lovely estate designed by architect Bobby McAlpine that’s the epitome of gracious Southern living. The secluded house is surrounded by forest and has six bedrooms and seven-and-half bathrooms and is set on almost 13 acres, and is part of a private, gated neighborhood. There are two primary suites, each with its own separate sitting room and large closets. And outside, there’s a 1,200-square-foot heated pool, hot tub, and cabana with mountain views.
What We Love: Be the host with the most in a house that’s made for entertaining — outside, there’s a grilling and dining area and two fire pits, while inside, there’s a billiards room and a media room for group movie nights. And when it’s time to unwind in solitude, head to the private sauna for some me-time.

Northern California
What’s Here: A couple of architects decided to build a house for themselves, and the result is a Russian Hill architectural marvel that pays playful homage to San Francisco’s distinct residential styles, with a façade that puts a modern twist on the city’s ubiquitous metal gates. The property includes a four-bedroom, four-level single family house and an adjacent two-bedroom ADU. The house was recently featured on San Francisco’s 2024 AIA Home Tours, and its centerpiece is an oversized light well coupled with an open staircase topped by glass roof.
What We Love: The decks are the crown jewels of this home—on the top level there’s one facing north with postcard views of the Golden Gate Bridge and one facing south with panoramic views of the city. Then ascend to the living roof, where you’ll find a fire pit, garden and 360-degree views of San Francisco.

St. Barth
What’s Here: Never Say Never is a sumptuous, movie star of a villa that’s perched in the hills of Lurin. This four-bedroom, four-bathroom retreat was designed by Johannes Zingerle, an architect well-known for his glamorous St. Barth homes. Everything in the house in oriented toward making the most of the location’s panoramic views, which includes vistas of St. Jean Bay and the famously sharp and dramatic descent of planes into the Gustavia airport runway.
What We Love: The open-concept great room combines the living area and kitchen with glass doors that open directly to the expansive terrace, heated lap pool, and the breathtaking views of the sea and the island unfurling below you in a symphony of blues and greens.

What’s Here: A sinuous four-bedroom stone bungalow, spanning more than 12,700 square feet, sits at the heart of an enormous, 122-acre property. The interiors highlight natural materials with interior stone walls and exposed fir rafters, giving this large house a cozy atmosphere inside, while skylights throughout the house flood the interior with natural light. In addition to the gourmet kitchen, there’s also an indoor grilling area with heated floors so cookouts can happen even during the height of winter.
What We Love: There’s never a shortage of fun: Outside there are two swim ponds—one with a sandy beach and a waterfall, and a second pond stocked for fishing. There are also miles of trails to explore. Inside, you’ll find a full bar, billiards area, wine cellar, and a home movie theater, as well as a spa-style bathroom with a Jacuzzi tub next to a fireplace!

Italy
What’s Here: Villa degli Archi is a delightful four-bedroom, four-bathroom Liberty-style villa that has been charmingly restored to reflect its Art Nouveau origins, while adding all the modern comforts. The details and the views are what make this house so special, whether it’s the arched windows and doorways framing the sights of the sea and the mountains or the ornate wrought-iron staircase that winds to the very top floor. The bathrooms are miniature masterpieces, decorated with gilded wallpaper, jewel-toned tiles, and marble sinks.
What We Love: The grounds are just as lovely as the house itself and includes a 700 square meter garden with two gazebos, a mosaic-tiled heated pool, and a pool house that can be used as a guest house. All, of course, with the perfect views thanks to its location in San Zeno di Montagna, or the “balcony of Lake Garda,” which sits on slopes of Mount Baldo.
